Adam - Sans SouciWe recently used the services of MCS Buyers to purchase our property in Sydney, May 2021. We found the process and calming advice to be of enormous value. Malcolm from MCS Buyers was extremely knowledgeable of the Sydney property market and was very strategically driven, helping us better understand our needs and wants and focus on formulating a well-refined plan. The initial free consultation was both informative and reassuring, helping to remove the feelings of FOMO which had been weighing on our minds.
Upon engaging MCS Buyers, Malcolm viewed properties and compiled reports on various areas to further refine the brief and bring us a deeper understanding of the market. We never felt rushed or pushed into a property as we had experienced with Real Estate agents and really appreciated the data sets given with each property to further understand price and value comparisons. MCS buyers were very clear, “it’s not just getting into the property market” but “buying smart” and choosing a property that has opportunity to add value, or one that is currently under-valued. We couldn’t be happier with our property purchase and will be engaging MCS Buyers for future purchases. We would definitely be recommending MCS Buyers to any prospective owner-occupier or property investor. |
Geoff and Sandy - ClontarfHaving lived in Clontarf for many years and not transacted on real estate for well over a decade, the thought of listing for sale was a little daunting. The market at the time was confusing with a wide range of sales prices across similar properties.
When interviewing real estate agents, we received valuations that varied by a few million dollars. We felt we needed to understand the market more before handing over our asset to sell. Sale Assist came in with not only a sharp eye as to getting the property prepared for sale, but also a wealth of independent data that helped us understand the variances in local sales including supported sales data to establish correct market value. The mentoring on managing the sales agents was invaluable and empowered us throughout the initial selection and negotiation process. Without the market and data analysis provided by Sales Assist we could have found ourselves with the completely wrong agent. As it turns out the data we had was spot on and the sale on the day was completely in line with the market conditions and valuation we had received. |
Catherine Federici - St IvesWe recently used MCS Buyers agency to assist us in selling our property on Sydney’s North Shore and can’t speak highly enough of Malcolm. His strategic approach to real-estate, informed by his in-depth knowledge of market conditions is impressive. He showed great care for our individual circumstances and helped remove the emotion around agency selection and provided no-nonsense advice on the preparation of our property for sale. I have no hesitation in recommending Malcolm and will definitely use his service again.

At the beginning of 2020 I found myself in the difficult situation of having to sell my house in Sydney, whilst living overseas.
Although I would consider myself a professional, intelligent and confident person, I did not have any experience in the real estate market.
This meant, I still trusted in real estate agents, thinking they would follow my instructions, even if I was far away.
Well, I learnt my lesson quickly and became increasingly frustrated with the whole process. They did everything I explicitly asked them not to do.
Luckily, my tax agent recommended Malcolm Middleton from MCS Real Estate Advocacy Services to me and I credit the positive outcome of the sale entirely to him and his tireless efforts.
Malcolm was my eyes and ears on the ground, he represented me in discussions with the agent, and he ensured the house was looking its best for the openings and kept the agents on their toes, reminding them to do their job.
His great knowledge and expertise of the real estate market in Sydney, meant, that he could back up any claim and argument with facts, giving me the standing and confidence I needed to stand up against the agents and to hold my ground.
Without Malcolm’s expert advice, his calm demeanor and the knowledge, that I could unequivocally trust him to be on my side, I would not have had the positive outcome achieving $150k above the amount the agent wanted me to settle for and the experience of selling the house would have been much more traumatic.
I just wish, I had known in the beginning that real estate agents do not have your best interest at heart and are mainly working to have a quick sale. I learnt this the hard way and am really glad, Malcolm came to the rescue.
Would I do it again, I would ensure, he would be there from the beginning in order to set up the process from the start and reap all the benefits from his comprehensive service.
I cannot recommend his services enough!

Malcolm’s experience in the real estate market engendered confidence and insights into an otherwise stressful situation - selling your home. Every question I had along the way was answered with conviction and provided me with new perspectives - and I had many questions and angsts! Prior to the sale, Malcolm empowered me with market data - property activity, recent sales in the area, feedback on agents’ performance; as well as management skills to be in the controlling seat for the process of selling my home. This independent advice was invaluable in vetting and short listing the best performing agents. Malcolm’s guidance and contacts ensured that the preparation of the property was done with professionalism, expediency as well as being cost-effective. I saved upwards of $5,000 when styling my home for sale. As a dedicated advisor working alongside me, every step of the way, Malcolm’s support enabled me to maintain a balanced perspective between my needs and the advice from the agent thus ensuring sound decisions. My agent was nudging me along to accept an offer well below the realistic selling price (set by independent industry data) however, Malcolm's guidance allowed me to push back and achieve my price point. I highly recommend Malcolm - his in-depth knowledge and integrity is not always found in the real estate profession. |
Lizzie - ChippendaleIndependent guidance saw us achieve the right sale price and taught us to drive the agent to achieve the market price they had presented when taking on our business. (We had the market insight from using Sales Assist, to know which agent presented the most realistic and achievable market price before selecting the agent to go with). Every trick of the industry played out during our sale interaction. Sale Assist mentoring and guidance had us aware and prepared to stand up to the industry games and materially achieve a better financial outcome than what the agent was trying to sell us down to for a quick sale. Having an independent industry professional to advise us along the process and during negotiations gave us the edge in all negotiations and the confidence to achieve the best financial outcome for us, not just the agent. Sale Assist saw us receive more money from the sale than what the agent was prepared to fight for.
