    Property evaluation

    Having searched and found the Sydney property you love, we conduct a detailed and independent market analysis, devoid of emotion, to determine the true current market value of the property. Using industry data bases and comparable sale prices we determine the most appropriate purchase price and formulate a negotiation strategy. In conjunction with your solicitor we look over the contract and strata reports, guide you through any potential ramifications and how these may affect the asset value.

    Property negotiation process

    Price, settlement term and conditions are strategised into a persuasive package to achieve a favourable offer for your Sydney property, then presented on your behalf. Depending on market cycle this may take a number of days and some to and fro. Ultimately we strive to get you the best price relative to the market, based on your terms and without over paying for the property you love.

    This is the critical stage, in with the building inspector, pest inspector, engineer and builder (if necessary) performing a thorough property appraisal. Reports are assessed and any issues negotiated via the solicitor.

    ​If the Sydney property you love is going to auction, the professional condition reports are performed prior to bidding, as auction contracts remove the cooling off period and the successful bidder is bound to commit with an unconditional 10% deposit. For this reason contracts must be reviewed by the solicitor in advance and any changes presented and approved prior to commencement of Auction including all professional condition appraisals. As a buyers agents we often use this opportunity to modify the sale conditions to meet with our buyers individual situation, strengthening our ability to bid with confidence on the day.

    Unconditional exchange completed, Settlement period underway

    We keep in contact while the solicitors and financial institutions prepare for settlement day. Prior to final settlement we perform the final inspection and ensure the vacant property meets the contract and conditions of sale.
