    The property selling process and establishing current market value

    We start by briefing you on the selling process, the different options, negotiation styles, the general time line and how you can structure the contract to best suit your needs. This includes ensuring you contract the services of a competent solicitor. Using industry data bases and up to the minute comparable local sales, we determine the most appropriate current market value for your property and discuss the profile of prospective buyers and how your property meets their needs. You are now armed with knowledge and able to professionally appraise the review of suitable Real Estate Sales Agents.

    Preparing the property for sale

    This is by far the most important process to complete before meeting with Real Estate Sales agents. You should always present your property in its best light when interviewing Real Estate agents to ensure you receive their highest level of enthusiasm and commitment to achieve the best sale price. We spend time with you going through your property and garden discussing the features that will appeal to a modern buyer and how we can maximise them.
    This includes de-clutter and temporary storage options, room use,  general house styling and minor internal and external maintenance.

    When selling a property it's important to understand that YOU are paying the Real Estate agent to sell your property. The Real Estate Agent is employed by you, so finding one you can trust and work with is paramount. It is also vitally important at this time that you give the Real Estate agent a clear and concise  brief on how you want the process to be run and  set specific ground rules on marketing and reporting of buyer interest.

    As a Buying Agent we are completely independent of all Real Estate agents and DO NOT take a fee from them, but we do work with them on a daily basis in buying property and are well versed in identifying the good, the bad and the indifferent. We will organise three local Real Estate agents of your choice to appraise your property and have them present their thoughts in meetings .

    ​We advise you throughout the process and assist you in making the final decision, putting forward your preferred sales method and terms and conditions. We will negotiate a favourable Real Estate agency commission and advise on the best marketing and advertising strategy. This is your first stage of negotiations and an area where you can't afford to make a mistake.

    Property listed for sale

     The property is now on the market, the advertisements are up and the open days are proceeding.
    You're now in the most important stage of the sales process and one in which most sellers loose focus, wrongly assuming the Real Estate Sales Agent will take care of the rest.

    Support, motivation and drive is required to push the sales agent at their game. The sales agent is the lead generating roll and it's their job to bring in interested parties and sell them on the benefits of buying your home. As the home owner it's your responsibility to maintain communications with your selling agent ensuring your best interests are being represented and all feedback and level of interest is being furnished after every viewing.

    It's at this point that the power balance needs to remain in your court and where many sellers submit to coercive behaviour that can translate to hundreds of thousands of dollars lost in poor negotiations.

    There will be difficult and potentially uncomfortable conversation to be had with the agent throughout this period of negotiation and failing to maintain a position of control, while being able to sort the market realities and fundamental facts from sales spin, will require an astute understanding of the market play.
