This is our most popular service package allowing us to undertake a comprehensive brief and refinement process, establish the groundwork of the physical search and onboarding of an extensive network of agents. During this process you get to relax and stay focussed on work and family while we start to assemble a short list of the most suitable properties.
Finding the best suburbs to buy property in Sydney
Step 1. Meet and Brief
We come and meet with you, in your house, over a cup of coffee or remotely over Skype or Whatsapp, and learn about each other, discuss the options available for making your next Sydney property purchase and discuss how to facilitating the move. We talk areas, suburbs, services, transportation, schools, conveniences and lifestyle options. We learn how you like to live and what your wish list is moving forward. From this we compile your personal property brief, a document that defines the type of property and area in which you wish to search. If you're looking at starting a new life in Australia, we will share our thoughts on areas that meet with the type of lifestyle you seek and look to guide you through various areas and their unique lifestyle benefits.
Step 2. Enlist our services and sign the agency agreement
Once you are comfortable with the brief and ready to embark on the journey of finding your new home in Sydney, we both sign the agency agreement and commence the search process as your Personal Buyer's Agent.
Step 3. The search is on
We appraise, short list, reject and generally asses all options on and off market, research prices, review industry data bases, and gauge market conditions, availability and demand. As part of this process we scour the suburbs you've identified to live in Sydney, assess private and silent listings, speak with all Real Estate agents, making our wish list known while keeping your identity private. We view all potential properties, retaining only the most suitable.
Step 4. Time for the next conversation
We come and meet with you again this time with a short list, showing photos, discussing features and talking numbers. This is a great time to flush out any refinements to the brief and compare thoughts ensuring we’re on the right path. Further properties may need to be added and the brief refined at this point.
Step 5. Grab your sunglasses we’re hitting the road
Now we're ready to view short listed Sydney properties together. This is the important part of the cycle where we ask you to view each property with an open mind and a level head. Get a feel for each property, the area, the aspect, the space and the architecture to see how each property makes you feel. The viewing process is done either in person or online via comprehensive video's of each property and surrounding amenities.
After viewings, we sit down and discuss the background data, comparative property pricing and general property attributes and features.
This is the rinse and repeat part of the search where we endeavour to only engage you with the most suitable properties that meet the brief. An elimination process will have been done prior and our intention is to only present the front running properties.

Step 6. Time to tick the due diligence and make an offer
Now its getting exciting, we’ve found the property, time to work through the strata reports, check with council, have the solicitor review reports and contracts in formulating the offer. If the property is going to auction we need to do the building and pest inspection reports in advance and ensure your solicitor has put forward any changes to the contract. This is also the time to ensure your finance is secured and if using bank finance that the offer is unconditional.
Step 7. The big day
If its an auction purchase then we’re ready to participate, if its private treaty then we have the ball in our court and a little more time on our hands to initiate the offer process and move into negotiation of price, terms and conditions.
Step 8. Offer accepted (Private Treaty) time to exchange contracts
Within 48 hours of the offer being accepted the contracts are signed by both parties in front of their solicitors and we enter what is known as the cooling off period. 10% deposit has been paid into a trust account and we have due diligence to perform and five working days in which to satisfy ourselves that the property has no hidden issues.
This is where we get the professionals in, building and pest inspectors, engineers and maybe even a builder. All the information is then forwarded to your solicitor to gain his professional advice. Once we are satisfied with the outcome and the 5 day cooling off period is finished, its time for the settlement process to begin which usually takes six weeks, although we may have negotiated a longer period to meet your needs.

Step 9. Final inspection, bank transfer scheduled and the solicitors date is set
This is the final part of our journey, we do a last inspection of the vacant property to make sure everything is in order and meets with the contract of sale, then give your solicitor the go ahead to settle.
Step 10. The keys to your new home in Sydney
With excitement running high we hand over the keys to your new home, the journey is complete and you’re on the move.
